The GEO and AEO Checklist for Real Estate Agents

AI search optimization can feel overwhelming when it is presented as theory. This article removes the theory and gives you the checklist. Each item below is a specific, actionable step you can complete to improve your visibility in AI-generated search results, voice assistants, and AI-powered recommendation engines.

If you are not yet familiar with what GEO and AEO mean, our AI search optimization guide covers the concepts in depth. This checklist assumes you understand the basics and are ready to implement.

Print this page, work through each section, and check off each item as you complete it. Most agents can finish the full checklist in two to three focused sessions.

Section 1: Local Authority Foundation

Before any AI system will recommend you, it needs to understand who you are, where you work, and what you specialize in. These foundational items ensure AI can identify you as a local real estate authority.

Google Business Profile is 100% complete. Every field filled: business name, address, phone, website, categories (primary and secondary), services, business description, attributes, hours, and service area.

GBP description uses clear, factual language. State who you serve, where you serve, how long you have been serving the area, and what makes your approach different. Avoid marketing fluff. Write it like a professional biography.

GBP categories are accurate. Primary category should be “Real Estate Agent.” Add secondary categories like “Real Estate Consultant” or “Real Estate Appraiser” only if they genuinely apply to your services.

GBP photos are current and uploaded regularly. Add at least 3 new photos per month: property photos, community photos, team photos, and office photos. Freshness signals activity to both Google and AI systems.

GBP posts are published weekly. Share market updates, new listings, community events, or tips. Each post demonstrates active engagement with your local market.

Reviews are recent and growing. You should have at least 5 reviews from the past 90 days. Ask every closing client for a review. Respond to every review, both positive and negative, within 48 hours.

NAP is consistent across all platforms. Your name, address, and phone number must be identical on your website, GBP, Zillow, Realtor.com, social media profiles, and any directory listings. Even small differences (like “St.” vs “Street”) can reduce AI confidence in your identity.

About page clearly states your expertise and location. Include your name, years of experience, specific areas served (neighborhoods, not just metro area), specializations, and professional credentials.

Quick Score: How Is Your Foundation?

  • 7-8 items checked: Strong foundation. Move to Section 2.
  • 4-6 items checked: Gaps exist. Fix before moving on.
  • Under 4 checked: Priority. Start here this week.

Section 2: GEO Content Optimization

Generative Engine Optimization ensures your content can be cited by AI systems when they generate answers. These items apply to every blog post, neighborhood guide, and market update you publish.

Every page answers one clear question. The question should be stated in the heading. The answer should appear in the first two sentences of that section. AI systems extract answers from the opening of sections, not from conclusions buried at the end.

Headings mirror real user questions. Use “How Much Does a Home Cost in [Neighborhood]?” instead of “Pricing Overview.” Use “What Should First-Time Buyers Know About [City]?” instead of “Buyer Tips.” AI matches user queries to headings that closely mirror the question’s phrasing.

Content is factual before persuasive. Lead every section with data, statistics, or verifiable facts. Save the persuasive language for later in the section. AI systems prioritize factual statements for citation over marketing claims.

Local data is specific and current. Include median sale prices, days on market, inventory levels, year-over-year comparisons, and neighborhood-specific trends. Reference the time period: “In Q1 2026, the median sale price in Towson was $425,000.” Vague statements like “prices are rising” are not citeable.

Content includes context AI can verify. Reference recognizable sources: MLS data, NAR reports, census data, school ratings. AI systems give more weight to claims that can be cross-referenced against known data sources.

Internal links connect related content. Link from supporting articles to your cornerstone guides. Link from market updates to neighborhood guides. This helps AI understand the topical relationships across your site.

Section 3: AEO Answer Formatting

Answer Engine Optimization ensures your content is the one AI selects as the direct answer to a user’s question, particularly for voice search and zero-click results.

Each FAQ answer is 40 to 80 words. This length is optimal for AI extraction. Too short lacks authority. Too long gets truncated. Practice writing concise, complete answers within this range.

Answers use declarative sentence structure. “The average time to sell a home in Baltimore County is 28 days as of Q1 2026” is better than “Well, it depends on many factors, but generally speaking…” Start with the answer. Add nuance after.

FAQ sections exist on key pages. Every cornerstone article and major service page should include a FAQ section with 4 to 6 questions. Use the Yoast FAQ block to automatically generate FAQ schema markup.

Voice search queries are addressed. Voice searches tend to be longer and more conversational: “Hey Google, how much does it cost to sell a house in Maryland?” Structure at least some of your headings and answers to match this natural speech pattern.

Answers avoid jargon without explanation. When you use terms like “contingency,” “escrow,” “earnest money,” or “days on market,” include a brief definition. AI aims to deliver answers that the average person can understand without additional research.

Section 4: Schema Markup

Structured data helps AI systems categorize and understand your content more efficiently. Most of this can be handled automatically through Yoast SEO Premium.

LocalBusiness schema is on your homepage. Includes business name, address, phone, URL, geographic coordinates, service area, and business type. Yoast can handle this through its Local SEO extension, or you can add it manually.

Article schema is on every blog post. Yoast generates this automatically when you publish posts. Ensure the author, headline, publish date, and modified date fields are populated correctly.

FAQ schema is on pages with FAQ sections. Use the Yoast FAQ block in Gutenberg. Each question-and-answer pair automatically generates the FAQPage schema that AI and Google use for rich results.

Breadcrumb schema is active. Breadcrumbs help AI understand your site’s hierarchy. Enable breadcrumbs in Yoast under Search Appearance settings.

Section 5: Authority Building

AI systems evaluate your authority based on how often and where you are mentioned across the web. These items build the off-site signals that influence AI recommendations.

Active profiles on major real estate platforms. Maintain current, complete profiles on Zillow, Realtor.com, Homes.com, and any platform relevant to your market. Include the same bio, headshot, and contact information everywhere.

Reviews on multiple platforms. Do not rely solely on Google reviews. Collect reviews on Zillow, Facebook, Yelp, and Realtor.com. AI systems cross-reference reviews across platforms to assess overall reputation.

Local media mentions. Contribute to local news stories, write guest columns for community publications, or participate in expert roundups. These third-party mentions build authority that AI systems weight heavily.

Professional association visibility. Active membership and visible profiles on NAR, your state association, and local board sites all contribute to entity verification. If you hold designations (CRS, ABR, GRI), ensure they appear consistently across all platforms.

Social media profiles link to your website. Every social profile should include your website URL and consistent business information. AI systems crawl social platforms as part of their entity verification process.

Section 6: Ongoing Maintenance

AI visibility is not a one-time project. It requires consistent activity that signals ongoing expertise and relevance.

Publish at least 1 hyperlocal piece per month. Market updates, neighborhood guides, or local event roundups. Each piece adds to your library of citeable content.

Update existing content quarterly. Refresh statistics, update year references, and add new data points to your cornerstone and supporting articles. AI systems favor content that has been recently modified.

Post to GBP weekly. Market stats, new listings, community content, or tips. Consistent GBP activity is one of the strongest local authority signals for AI.

Request and respond to reviews monthly. Aim for at least 2 new reviews per month. Respond to every review within 48 hours.

Test AI visibility quarterly. Ask ChatGPT, Claude, and Perplexity about agents in your area every 3 months. Track whether you appear, who else appears, and what content is being cited.

Frequently Asked Questions

How long does it take to complete this checklist?

Most agents can complete Sections 1 through 4 in two to three focused sessions of about 90 minutes each. Section 5 (authority building) is an ongoing activity that develops over weeks and months. Section 6 (maintenance) takes approximately 2 to 3 hours per month once everything is set up.

Do I need technical skills to add schema markup?

No. If you use Yoast SEO Premium on WordPress, most schema markup is generated automatically. Article schema is applied to blog posts by default. FAQ schema is generated when you use the Yoast FAQ block. LocalBusiness schema can be configured through the Yoast Local SEO extension or added manually with a simple plugin.

Which items on this checklist have the biggest impact?

The three highest-impact items are completing your Google Business Profile, publishing hyperlocal content with specific data, and building recent reviews. These three signals are referenced most heavily by AI systems when generating local recommendations for real estate agents.

Should I complete this checklist before or after publishing new content?

Complete Sections 1 and 4 first, as they establish the foundation that makes all your content more discoverable. Then apply Sections 2 and 3 to every new piece of content you create going forward. Sections 5 and 6 are ongoing activities that run in parallel with your content calendar.

How do I know if this checklist is working?

Test quarterly by asking AI assistants about real estate agents in your area. Monitor referral traffic from AI platforms in Google Analytics. Track branded search volume over time. And watch for increases in inbound inquiries that mention AI recommendations as their source. Results typically become visible within 3 to 6 months of consistent implementation.
